My bet is that you will be hard pressed to make that much on a typical rental in todays market unless you score a good deal (to which they are out there - just few and far between).

Most lenders I have seen look at your credit score, investing history, cash in the bank, and the deal itself.

Realistically, the only criteria you should be reviewing your tenant on is Credit Score, Income to Rent Ratio, and Criminal Background check.
