But when you respond, can you make an effort to respond with more of a helpful nature instead of quizzing me about what you think I don't know (and maybe I don't), and telling me all the reasons why I may not be successful?

The property management company has not provided any updates, not provided alternative living and has generally been slow to respond regarding action moving forward but has brought in fans, pulled up the carpet and base boards. 

To respond to Jeff, the extra cost is because I need to install the A/c compressor/fan outside (all I have is furnace right now) and a cooling system needs returns up high to pull the warm air into the system for cooling.  

I mainly just need someone to be able to respond to emergencies, make repairs, and advise on capital improvements.
