Would it be beneficial or even possible for me to take out a mortgage (from my company) and place a 2nd lien on it so that if it does go to foreclosure auction and the  winning bid is sufficient to cover the small balance left on the 1st lien I receive the excess?

The structure part isn't difficult--there isn't much that's "standard" since its not a huge market that's of sufficient quality and open to non-institutional investor, but the returns are going to need to be higher than value-add multifamily promises since this carries more risk.
