I have purchased a number of properties subject to the mortgage.

Hello, I have a condo and a 3 flat that i recently purchased but in the recent months more properties have come on the market that I see get value in purchasing and keeping them in my portfolio but the only thing that’s stopping me from making the purchases is the money issue.

So, I will share my opinion and leave it for other, more tenured investors, correct me.This is my understanding: your goal is to get the property at such price and location that it would make sense for investor (your buyer) to purchase from you and do whatever they want to do with it.

I've depreciated it over the years so it's been a good investment for tax purposes and we've also leveraged it previously to purchase another rental before we refinanced it in 2021 at 3%.  

Google is useless and I've never had this challenge in our out of state property purchases.

I've noticed a lot of coffeehouses decorate their spaces by advertising local art that customers can purchase.

Since you're only sending a handful, I'd keep it simple "Dear XXXX, I am interested in purchasing 1234 main street, please call me at xxx-xxx-xxxx.

I would love to purchase ASAP but don't want to rush through this process especially since it is my first time.
