The concept (often promoted on this very site) that you should never pay for expertise is ludicrous to me.  

Since you are using social media already maybe try a promotion of some sort or referral Fee .

I have a seller in my area looking to get out of his property so that he and his wife can downsize due to their current health issues.

If he were good with the situation, I wouldn't know about it or be posting here. ..He is, unfortunately, after multiple mental and physical health challenges, quite emotionally vulnerable. 

Unfortunately with rising health care costs, if someone gets hurt on the property, it doesn't take much for that claim to be several hundred thousand.
