Even though our lease mandates renters insurance, neither had it even though one had shown us proof that they had it (the other due to language issues we always pretty much knew they did not have it).  

You also might run into issues finding anyone to do a closed end with less than $100k in equity. 

The permitting side may be challenging if you've never done that before. 

If anyone has any suggestions, they would be greatly appreciated.If you find a good team in Columbus, Ohio this should not be an issue

Again, not saying there is a right or wrong, it is just knowing what that mark up is.As for fair bidding: again, let's assume there is a plumbing issue.

Plus, I feel like if something goes wrong, I’m out of pocket to fix issues because the property isn’t generating enough to cover even a new a/c. my thought on keeping it was to get my feet wet and make my mistakes on this thing.

Using it now.I'm not sure how old the app is, but it ported to my new phone without any issues.
