We plan to do a remodel if STR’s can be permitted.

They may come from families that had servants before and have never so much as picked a sock off the floor on their own, or else they're from a country where men never, ever do even a little housework, so if you've got single males particularly, it can be like renting to a really, really, really gross American college student who is used to mommy doing everything for him. 

I am aware will need to apply for building permits etc but are any of these houses considered historic? 

Like I can replace wood paneling with Sheetrock without a permit but I cannot put insulation into the walls without a permit.

We completed the renovation and rebuild with all permits.

Or we can buy a decently updated sfh and perhaps build an ADU, but the costs associated with that (lumber, permits, etc..) are probably just as exorbitant. 

They are responsible for maintenance and payments, and they come away with a good profit when they decide to sale (after at least 5 years).I know one of the strategies for benefitting your children is to buy a house to be paid off when your kid turns 18 and sell it to pay for college.
