I am talking markets with yield not crazy 4 or 5 cap type stuff that even with a minor contraction you will lose value.I think an 8 to 9 cap is reasonable depending on area and location for a fully performing property.

I can't perform my own calcs to see what percentage of annual expenses they are claiming.Sometimes when I call it is really laughable like 28% or something.
