Often times realtors and buyers are aware they exist and should not be too scared if properly mitigated and documented.As stated above, having proper pitch and drainage are the most simple and effective ways to help avoid foundation issues.

I'm new to this, so there's much to learn.But the market has been so strong the past 5 years that even though I'm not betting on appreciation, I expect any mistakes I make here will be somewhat mitigated by it.

Proper due diligence is a matter of preserving your capital and mitigating your risk in an asset class you do not really know much about.  

I could not mitigate my risk if I don't perform, or if my partner does not perform.

If so, see how much security you can get out of him and go from there.If the money is there and the guy has no credit, if he really wants the place maybe you can get 1.5 or 2 months security to mitigate your risk.

Tenant#3: Again not an ideal tenant however with some risk mitigating factors such as the larger deposit it could be consideration.

In the interest of full disclosure and risk mitigation, don’t you always want to notify the lender of the subject to arrangement?

When rent is going into the hands of the manager beforehand, what type of systems can an investor put into place to mitigate the risk of having a dishonest manager compensate themselves?

The presence of bugs or other pests require mitigation.
