Not sure what laws are in your area, but I've never heard of a LL being responsible for taking the tenant's garbage to the curb for pickup.

If the property is currently occupied, I can almost guarantee there are issues you'll only discover once all the furniture is gone.If it takes you only 30 days to find a buyer and close (which isn't likely), then you will have spent nearly three months to make $20K.

Eventually, through further investigation and due diligence, I discovered that the seller didn’t plan on using the proceeds to retire to Greece but rather to develop a new apartment community directly next door!

Wal-Mart, McDonalds, etc. aren't just going to absorb another $6-7/hr increase per employee...they'd be out of business in a year.I guess from the LL perspective, the few people who would have a minimum wage job would be able to afford the rent more easily, but less workers means less prospective tenants to choose from.

I just discovered recently that that is a HUGE mistake, being that if anything were to happen, my insurance won't cover it since the property deed is under the trust and not myself. ( I corrected for this huge mistake).I've spoken to my two insurance companies and one of them has put the Trust as the 'Name Insured' and the other has put another property as 'Additional Insured'.
