The last 12 months aren't going to predict the next 12, and more or less next 120-240 months which is probably the minimum period to invest in. 

@David Bardwell I know I’m a little late to the party since this was posted last year but do you know if there is any more upcoming meet ups.

Neither my lawyer nor I were under the impression I was expected to do anything besides include Seller as mortgagee on insurance policy and wire half the purchase price prior to closing.

I started a real estate business with $5k in savings last year, and I didn't use all of it (keep in mind that I had business experience).But... you've got to hustle like crazy. 

Last I checked, it was like 15% moving in, but 8% or 9% moving out. 

Personally, I'm impressed with the local rent growth here - especially for 3-Bedroom rentals.

@Jerryll Noorden also apologies in advance because I had a pull back this last month on spending a dime because my dad  who is battling cancer and early dementia just decided to move here by me in Alabama because he was getting a divorce.
