In my local market, Lake Havasu City, the price of property on the mls is just to high for duplexs compared to the rents.

Its in Pine Cliff Lake in West Milford NJ about 5 minutes from my house. 

My strategy would include purchasing both SFH's and Smaller MFH's in depressed and surrounding towns like: Thompson, Monticello, Kiamesha Lake, and Ellenville within the next three to six months as the Casino nears completion.

He's put them in all of his houses and my brother's house, which was in clay and 100' from the lake.
