For leasing we'd give first month's rent with a MAX "once per year" per unit and a 50% refund if we had to evict for any reason, or there was any unreimburseable damage or other fees (i.e. if she doesn't do a good job placing a tenant, it costs her!)

@Alonzo Mansel wholesaling is usually not a full time job if you are starting on a small scale  It is very possible that you could do both at the same time.

And maybe I am greedy, after all, applying  the balm of "providing jobs", and "being able to help out the less fortunate" to my conscience.Those are some pretty heady thoughts and ones it is important for me to mull over.
