For those counting in California (Riverside County at least), we would not be responsible for any utility bills that are unpaid prior to our assuming ownership unless there was a lien placed by the utilities on the title, in which case that would have to be cleared.

He or she entered into an exclusive sales contract with you (and removed the property from the market) based on a set of terms that presumably did not, at the time, include the first floor unit being vacant prior to transfer of title.

When I put loan in my name for a property and then transfer the deed into my LLC does the loan it's self go into the LLC or just the property title.
