I don't think this is a bad cash-on-cash return in this environment/market.

In this current environment, the majority of deals fall under "less than perfect"....

Is it wise to refinance and get the next deal with the current intererst rates and market environment? 

With interest rates AND housing prices continuing to be elevated, I'm curious about what types of deals folks are doing in the current environment?

However, given the current economic environment of banks taking hits from SVB, First Republic, and others soon to come, especially regional banks getting hard-hit from the commercial side - with defaults stemming primarily from the WFH trend, traditional methods of financing (using conventional banks) are tightening lending, and increasing requirements, see Federal Reserve warns of credit crunch risk after US bank turmoil.

Just isn't as easy to find great deals in 2023 with the rates environment.

MS is a great environment for RE investing right now. 

And we're currently in one of those home market environments where we don't really know if things will go up, or down.  

I invest there from California.There's great potential to BRRRR there.That said, if anyone is promising you you'll get 100%+ of your money out in this market I'd be very skeptical of those folks.I tell people that if you can do a BRRRR and end up doing better than you would putting 25% with conventional financing upfront, you will drastically outperform over time.You want to hit doubles and triples with the BRRRR method, especially in our current environment.
