Nervous to refinance

I've started my first BRRRR but nervous to refinance with the current rates. Is it wise to refinance and get the next deal with the current intererst rates and market environment? I'm cash flowing nice right now with my MTR, about 500-700/mo but after refi will be more like 100-300/mo. What are the pros and cons? I have finished the application for refi but need some reassurance. Only have 10k of reserves and will get about 49k after closing refi.
