I have had no problem renting out my units at higher rents and to better quality residents over the years.

I've purchased multi's where the poor seller had no idea, the agent was bothering to facilitate showings.

@Jonathan Kimball house hacking works incredibly well here, I've been doing it since I've been here and have had no vacancy and very strong rents.

This month I did a rental screening for a sweet elderly couple who got scammed by a sub-to buyer, (who is also a licensed agent, btw) and had no idea they had even sold the home until now, 9 years later, they are going into foreclosure again.  

My agent (that had no skin in the game on this deal) calls me to ask how the transaction is going.
