After knocking down a few pieces of the affected area, they discovered that the wall itself was too thin to meet code requirements and that that was the fundamental source of the problem.

The reason is most lenders won't touch them because of their source of lending money from the government.

I represented myself for the purchase (who I highly recommend 🙃) and worked with one of my favorite conventional lenders, Jayne Bick with Homebridge.

You can use online sources to draft it up for cheap (rocketlawyer, legalzoom, etc).
