Investment Info:

Single-family residence buy & hold investment.

Purchase price: $450,000
Cash invested: $125,000

Bought this great outdated single-family home in a very nice established neighborhood in Meridian and gave it a makeover. We did floors and paint, gave the bathrooms and kitchen a face life, reorganized things a little, and furnished it beautifully. It's now a wonderful short-term rental.

What made you interested in investing in this type of deal?

Interested in higher cash flow than an average single-family home could provide.

How did you find this deal and how did you negotiate it?

MLS, that's my job :)

How did you finance this deal?

conventional investment loan, 20% down

What was the outcome?

Profitable short term rental up and running.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represented myself for the purchase (who I highly recommend 🙃) and worked with one of my favorite conventional lenders, Jayne Bick with Homebridge.
