Loans on Tax deeds - Looking for sources

Hello all, 

I have a number of properties under Tax Deeds in the state of Georgia.  In Georgia, there is a 1 year redemption period, followed by several months to obtain a free and clear title.  During that time the money invested is tied to the property. 

I run into am outfit  that will lend money against those properties.  The place looks legit but the overall cost is high.  I do understand that Tax deeds are risky and I expect to pay a premium but I would like to know if there are other outfits that would lend money against properties under a tax deed.

Any pointer will be appreciated.
