If you know the laws in your state, you will know what you can and cannot deduct from it (owed rent, repairs from damage beyond wear and tear, etc.).

We are really looking for distressed property or value add deals.  

We just picked up a vacant property in Centerpoint, AL for $15k, and priced it to sell at auction, opening bid, $39,500, knowing ARV was mid to high $70k range & someone paid a buck more and we are happy clams, only a couple months.

We are still in the beginning stages and are definitely going to need things to keep us jazzed up.

You should also be asking how to get rid of them in the event you decide you are interested in upgrading the property.Study your state landlord tenant regulations and you will find most if not all the answers.

Plus we LOVE our new house and it's in the same neighborhood so we are managing it as well!! 

However, despite that, we are still having out of State investors snapping up 4-plex properties between $385K and $450K.
