Buying 4 plex with below market rate and section 8 tenants

Hello,

I am looking at a fourplex in fort worth Texas. 2 of the tenants are on section 8 and are paying rents much lower than the surrounding area. They are paying $600 whereas the rents should be around $750 or higher. Are there any red flags when dealing with section 8 tenants? Is the process to raise rents complicated for section 8? Any warnings or recommendations in trying to raise rents when I purchase the property? Thanks!
