I went traditional financing withers properties that were light cosmetic rehabs.

Desk jobs do not sound appealing so kind of leaning toward a skilled trade that would work well with rehabbing (HVAC, Electrician, Carpentry etc.).

The system produced acetylene gas which was used for lights, cooking, and sometimes hot water.  

LTV varies as to types of properties from portfolio lenders, an SBA loan may go to 80% on an office warehouse, it may be 60% on a mom and pop dairy queen, it might be 70% for light industrial and combined loan to values, as with purchase money second mortgages may exceed 80%.

I'm sure someone here with experience could shine a light on this particular subject?

Even in a light rehab $130k is too much to pay for that when you figure all of the other costs associated with flipping a house.

Its a 1945 story and a half house with slanted 2n't floor ceilings and no attic.You can see most new tape joints as they are soggy, all lights filled up with water, outlets had water dribbling out of them, even basement had plenty of water dripping into it.

It's Tapestry Beige, which is very light and neutral.
