If you go with something very dark and glossy, you will probably shoot yourself in the first 6 months if you have pets and/or kids.

@Moseler Perkins is it better to buy now or after the "smoke clears"?

Now he got a smoking deal on one property and we bought it closed it rehabbed it and flipped it all since we got there and he made 15k on it flipping it..  

How is it we can pass S8 inspection last year, yet this year need all new smoke detectors, have to repair holes in walls, fix broken windows, etc.

This was good but bad; good that I wouldn't have to deal with her anymore but bad because I took a loss on rent and had to clean off the walls from her writing and clean and repaint the apartment from her smoking in it.

There has been issue with Tenant B smoking near Tenant A's apartment(The entrance to the upstairs is right next to the other apartment window.

And even if they took down the smoke detectors or failed to replace batteries that liability is going to be on you. 

As an owner, if we manage ourselves, we want to make sure we do a good job, on move-in, move out inspections, check maintenance, smoke and co detectors, etc. 

My fear is that if we end up closing, she will pop smoke and I'll be left with this title issue.
