It has some foundation damage and the electrical panel is outdated.

I am more looking at it as that most of the others have been torn down or destroyed (hurricanes, structural damage, etc.) and these are the ones that happen to be left.  

On one there is a large hole in the roof that's been there for years meaning there is probably significant water damage and mold inside.  

I ended up with some damages, but I was able to resolve with the person renting.

I would make sure tenants know they are liable for water damage.  

If you have made any effort to reasonable air seal the building envelope, then you need the range hood to extract stale air and humidity as a regular air exchanger will not typically be able to adapt to accommodate cooking.Even if your house is not tight, it is still appropriate to properly vent the cook top to prevent moisture damage and grease build-up on the ceiling above.

@Jerryll Noorden I haven't had to deal with returns or damage yet, but I use bigger retailers that, I would assume, have a pretty seamless return procedure.

Don't stick your nose in the toilet though... but sniff for muff smells (mold and water damage)

I do allow same-day check-ins and frequently have them.I do not ask them to strip the beds - this is at my housekeeper's request, so they can better identify any stains or damage to the linens (easier when it's on the bed than in a pile on the floor).  

You'd still lose money from the original price, but it might be less damaging than a short sale.
