The obvious answer is flipping.Basically they buy a property needing a lot of work, they put a lot of money into it, then they list it for sale.

The house was also facing sheriff's sale and we had to file some court documents and get it postponed.

@Kevin Harris,In a contract sale, ownership does not actually transfer to you until the contract is satisffied.  

( any deposit paperwork from the current landlord would do for as far back as you need to show that indeed they have been receiving rent for those months)How will the current Tenant's security deposits be treated upon sale?

Or is it still for sale?
