Will I pay Capital Gains?

Bought a house on contract 10/2012, lived in it until 6/2017.  The deed was not transferred, until I paid the contract/house in full, on 9/26/2016.  I have lived in the house 5 of the last 5 years.  The real question is this:  Does the IRS go by the deed transfer date, or the purchase contract date?
