Hi, just wondering what type of properties two recent college grads, with about 40K in saved money can invest in (in terms of rental/student housing), in order to start acquiring properties while also working at our full time jobs.

I have been able to save about $20k and am ready to purchase something that will supplement our monthly income without taking too much time away from our current jobs.

In my case, my job is to find deals and get them under contract for 50-65% of current "AS IS" value.

Good fresh paint job and cleaning.If the house is lower income then a larger expense on renovation will most likely not be inline with the return.  

I'm currently looking into real estate investments as I am fascinated by the thought of monthly income through rental properties.To get to know me better: I'm currently 19 years old,  a physics student living in Germany and I just read an article about seller financing.Would it be possible that I start investing in rental property or do I need a real job first/assets?
