What are the obligations of a California SFH family of owners who rent the attic (which is one big finished bedroom with private bath) out to a single man who went missing the 2nd of the current month we now find out he was pulled out of his rental car and extradited from California to New York on a warrant out for his arrest for a DUI accident that happened 2 years ago.Details of the accident not that have a keen interest but for what its worth will share his story: victim, a retired man, who sustained a brain injury 2 yrs ago from that incident, has apparently taken the turn for the worst and decided to press new charges for new medical costs and decline in mobility/quality of life, stress, anxiety etc for the accident 2 yrs ago which insurance paid out but victim wants the settlement amount (175k) a second time over? 

I only charge when I have pre-qualified and I am ready to run the credit check.

If you're currently renting can you cut the lease (some leases will let you terminate early due to job loss and if not if you give the landlord as much notice as possible they may work with you and more notice means a better chance landlord can find a replacement tenant so that lease break charges to you are minimized) and move in with relatives or at least a cheaper rental?  

I'm curious to know if anyone who owns either small multi family or large ones uses their own in-house supers or a service to send out supers on an as need basis.If you use a service, how do they charge, and are you happy with them?

I have looked into HML's and didn't exactly like the interest rate that I saw most of them charge.

I didn't include utilities because they are charged to the renter.From what I've read, the rule of thumb is between 45-50% expense of rent.

So, if I shopped around I could see who was charging what for the title work and choose a company based on cost.

Ours charges us court costs up front (about $500) and gets paid an additional $1,000 to $2,000 once the property is sold. 

There is one student who is my contact who I deal with, he is in charge of collecting rent from the others then on the day rent is due writes me a check for the full amount.
