I did try to challenge a higher reassessment this year on two of my properties and they just said that if I paid x amount, the properties must have been worth it and assessments should reflect that. 

Sounds like you have great conviction in the cause, that will help you out when you hit any challenges or bumps in the road.

Yes, more challenging to find value but the trend is still solid in TX markets.I would do the following:1) Education - read up on MF investing (books, BP podcasts focused on apts, MF forums, etc).  

I have other loan officers challenge me on this all the time.

I live in the area and have found it challenging to make the numbers work on a 2-4 flat. 

And if you have a spouse and/or children you'll probably  also want to be able to leave them an inheritance.When researching other, more traditional retirement models, it might be helpful to view rental income as a type of pension.  

I want to be able to make them an offer for their house but it's a challenge for me when the realtor is involved.

Although, the difficulty in finding buildings that will allow (or won't find out) about airbnb'ing can be the most challenging part!
