My in-laws are retired, they have owned a "winter" home in AZ for a couple years, and a within the last year or so purchased a "summer" condo in MI after selling another home in MI to be closer to us and their grandchildren.

Absolutely you can bring in professional help from a licensed contractor who can locate the problems and estimate repair costs and a timeframe of how long it will take.If you are working with a professional buyers agent,they should know a minimum of 3 excellent contractors who will give you a free estimate.

save yourself a lot of grief and have an attorney or mlo underwrite your loan I don't know why you would want to lease for a year and then seller finance with out an option to buy and a hefty payment Is your market not appreciating?
