It is true that smaller towns can have trouble here, but that is wholly dependent upon the greater metro area and a test advertisement can answer this question.If this does not have a substantial metro lending to demand then the CAP rate should reflect that.  

@Josh Rogers when I watched Craig's List in Wyoming there was a handyman that advertised there for MH rehab.

Due to the large number of advertising platforms: airbnb, vrbo, expedia, booking.com, tripadvisor, craiglists, facebook ads, etc.... there is no way one could analyze at a low cost report accessible to consumers or small investors anything close to real.

No matter your financing, you could also include the cost of solar in the rent, and advertise this in your rental listing.
