If you are willing to chase your tail around doing all of the tasks you mentioned, you DESERVE the savings in commission because you've earned it yourself. 

So horrible that I undertook the tedious task of transferring all of my business (including tenant rent deposit accounts) to a local credit union.I'd recommend using a credit union if possible (they are non-profit, so your goals are aligned), or a good local or regional bank.  

We use property managers, I guess I was more dreaming that there's some way I could give someone else the rather daunting task of managing a rather tricky and not-so-straightforward entity.

I'm all for systematizing things and outsourcing a lot of rehab/repair tasks.

However, since the vast majority of us aren't first movers on every trend out there, I kept my post focused on relatively larger and accessible cities/markets that posses the major indicators that have historically been correlated with compressing cap rates and higher returns for any size investor over the associated real estate cycle.Since the type of analysis that you brought up requires expertise in forecasting and assumption making and does not usually come to investors for free or without putting in a significant amount of time, I will leave this analysis task to each investor them-self :).

if you have not yet closed, why not pass that task onto seller?
