Talk to people doing that style of investing - but instead of asking them the technical know how questions - ask them their opinions of their experience.

My issue is finding it hard to believe someone's be it realtor or PM word oh how they can help and etc. 2) Realtors - I mean based on my few interactions, they all seem to be enthusiastic and stuff but when you jump on call it's like YES and NO answers and pretty much. 

The only issue is based on my research once I pay off most of my debts and save up some money I'm not sure where to start.Since I'm not able to save up $10K plus to buy a rental I am looking at for alternative investment strategies to help build up my initial investment (ideally $30K-$40K).  

Yeah I want to expand my portfolio to more non-STRs but want to know if I reach the hour requirements in my non-STR portfolio, would being self employed, paying myself a W2 salary (but most of my income is from shareholder distributions be an issue? 

On top of that I've been dealing with an issue of who's at fault for major damage that originally occurred due to their shoddy management and maintenance.

The issue and opportunity for us is that in the past Belize government had problems with the contractors getting paid and not finishing.

I would first ask if the seller has had any of these inspections/reports done.I would also contact the city to see if they have inspected the property, or issued any violations.If everything there is square, great.If not, I would put the property under contract-- then do the inspections.

Because technically funds will not be paid to me before the closing date. 

I.e. a gas water heater at a certain age will get replaced while a property is vacant (or when they first acquire it) rather than waiting for it to fail and cause damage/tenant issues.

However, there are many issues that need to be reviewed to determine if this is possible and what alterations will be required to comply with code and zoning.
