It's not a problem, just something you need to plan for.Do your research on any areas that you plan target. 

If that's the case, then make Phoenix and the surrounding areas your target for now.

I know you said it was on the smaller end, so I'd say north of an 8% cash-on-cash is a good target (without knowing more info about your investment).

Network, build a team, visit your target cities, etc.

My target market is families with young children who require homes with 3 bed, 2 baths, and 2 garages.I quickly realised that it is very difficult to find cashflow properties in Cape Town.
