I will give you my quick take.

I don't know where it is, how big it is, or if it's been repaired, but just a quick good search seems to indicate this could be a $25k repair. 

I'd strongly suggest going to some meetups, or join an REI club (there was "RICH club" when I was there but most people I met never did any deals -- just talk. 

You have many advantages being an electrician and being connected to the lending community that will help you get started quickly.

Many times the benefit of working with a wholesaler is that you get out of the middle of the process and there is a quick close. 

buying $40k houses, maybe rich uncle will give you the $, but good luck finding someone to lend you 100 grand.
