not sure if you want to spend the $$ on a lawyer, most are not investors and don't understand what you are trying to accomplished, no need to reinvent the wheel on an established system. pay someone who has done what you want to do, use their established forms, contracts and procedures. you can do your own LLC, personally I don't like them, don't use them anymore - too expensive.as for lease options, do you know why you want to do them, or where you intend to get sellers to understand them or subject to's?

Then, decide which kind of investor you want to be (SFR, Commercial, Land, Tax Liens, Passive, HML, Multi-Family, Notes, Fix & Flip, Buy & Hold, "Subject To", apartments, duplexes, assisted living, REOs, Foreclosures, Short Sales), etc.

One person I know was a podcast guest on the subject of an "impossible to cashflow" local market, after he tried the low appreciation market and it didn't work out well for him. 

Can someone please explain how subject to works when someone still owes most of their mortgage?

If, pursuant to this section, a tenant terminates the rental agreement 14 days or more before occupancy, the tenant is not subject to any damages or penalties.

Put the closing date out 75 days and subject to the tenant being out.

The ones outside of Atlanta meet less frequently, and at hours when I"m not normally available.
