Like I said, I've put a lot of work into it to update it and modernize the interior.

We completely redid the house and added modern touches and a gorgeous kitchen with custom cabinets.

I have looked at the nearby listings, and think while we are not luxury or a huge cabin, a unique higher-end stay perhaps, offering EV charger, hot tub, and more modern finishes, other nightly rates seem higher than Airdna for sure.

The 1 year history shouldn't be a deal breaker, assuming other factors are in line and can be shown, in some fashion. 

Modern/newer home.  4bed 2.5 bath 1car garage.

IDK what part of NY your in but where i am it would be hard to cashflow with a new build fourplex because of modern building standard’s as apposed to fixing up an older property.

Sunnyside residents are working on a conversation overlay to prevent the modern new builds you see in the area and preserve the bungalow architecture.

Putting in about 60-80k and modernizing it within the next two months.
