Less marketable due to financing.HOA Boards usually lack RE knowledge, many I have seen will have those willing to serve stay on for years and they end up with a sence of ownership as if they own the place and make demands to control on a whim.

Remember that you can also have some seller concessions (but that won't net you any more money).Then, the next similar property has your sale to serve as a fresh comp at higher dollar value.

We allow single member LLCs and real estate directly deeded to the IRA.I have no vested interest in either strategy our clients choose to use.Even with a single member LLC you need a custodian to hold the LLC as the asset your IRA owns.Just because you choose to use a single member LLC to hold your real estate assets instead of having the IRA hold it directly, it doesn't mean that you don't have to follow all of the IRS regulations as they relate to prohibited transactions and such.You would best be served by speaking with an accountant familiar with SDIRAs about any taxes and returns that might be due.To set up an LLC for this purpose, I have seen that clients typically spend less funds to set it up and are much better prepared and advised by using an attorney familair with ERISA and who has a practice specializing in this.

AR law disallows you "force" the tenant out using measures like changing the lock, terminating the utilities, etc. but if you serve an eviction notice and they fail to comply with the eviction there is a specific methodology and process (this part requires a lawyer) that will ultimately end in the Sheriff forcibly ejecting them from the property.

That’s because the main goal of TV shows is attracting viewers and selling commercials and being on either extreme ends, serves this purpose well.Unfortunately to educate the viewers and be informative comes second when making a TV program, with few exceptions of course.
