I've already been warned it's a conversation that will be had. 

In fact, the documents that you must sign have pages and pages of disclaimers warning you that you could lose all your money, in order to cover their *** if things go sour. 

So glad I did because this site saved me over 20 k already by warning about the gurus.

I would be fore warned... although as I always say, maybe I am wrong and this is some rich group of non tech folks with lots of money to lend to the world who just so happen to have pretty crappy web design skills

I warned her not to let them put bandaids on the property to just mask the issues.  

She has already text messaged me back .....twice......asking that I reconsider.....she will take the lease as is.....she will take the property as is....and will repaint at her expense, and do other cleaning on her own,  etc.................I want to believe she is a good person at heart, but my gut feeling was telling me she was in essence "warning me" as to what kind of tenant she would/could be and after running things by this forum.....as well as my father who has decades of REI experience dealing with renters I  know this simply means at this time and space, this property is not for her.

I was just going to warn you about using zillow's estimate.
