The contract is through Joist App, which lists all the work that needs to be done, broken out between whether the cost includes material and/or labor.Yea, hindsight is 20/20, but my trip had no end in sight at that time, and I didn't want to completely withhold payments.No, I can't control the hours, but should I not be able to hold them accountable to their words as far as what time they would be showing up each day?

The option of using it as an STR or MTR is a solid plan until you move there, but as others have said, the financing is what'll trip you up if you're looking to get in with a low down payment as an owner-occupied property.

The small multifamily space is perfect and will provide the most comfort for you and the wife, but as @Dan Guenther mentioned, there are other ways to get the duplex use without spending the money.Definitely reach out if you have any questions, and if you are serious about Denver, may be worth an exploration trip out here.
