I've also heard of virtual wholesaling or doing the entire process online from anywhere in the country?

I've been in real estate as a traditional agent/broker for the past 17 years & wholesaling virtually the past 3 years...the one thing I am sure of is without leads you have no business so I think of myself as a marketer.

Simple question that may seem obvious but just have to ask:When virtual wholesaling, does the title company/attorney that is handling the closing need to be in the state of the property being sold or would I be able to use a company from CT (for example) when wholesaling a house in AZ?

I'd also like to know about a virtual option. 

This was a virtual deal that came in through a partner I had at the time.

If they have experience working with Investors virtually/out of state even better. 

If the mortgage was recorded prior to any HOA lien, it is virtually always going to be in first position.

Becoming a new wholesaler in the virtual market seems like a tall task as without an existing buyers list and mls access I’d be left with out of date information such as that found on Zillow and Redfin.
