The irony that the minimum property standards for the VA loan are vastly higher than the minimum barracks standards for those actually still in the military is not lost on me, but it is what it is. 

And the note space is a vast place that I don't recommend just anyone jumping into any part of it without doing some deep due diligence first.

Find a niche by reading books at the library.  

@Eugene ChinThe vast majority of non-owner occupied financing packages will require you putting down at least 20% for a down payment, with 25% being a fairly common expectation as well.

I think they also have a tool library, which can save you some big money when you repair things yourself.
