One home (Home A) needs a new roof, new electrical panel, new water heater, foundation repairs, plus the remodel upgrades of new kitchen, baths, flooring, new windows, paint, landscape.

I typically only do value add deals where I am taking on someone else's mismanaged building, so the up front CapEx can be pretty heavy with the new roofs, tuck pointing, electrical upgrades, window upgrades, etc.

Additionally, if this is your first buy and hold, I recommend you choose a multifamily property that needs minor cosmetic upgrades and maybe 1 capex item.

It only needed minor upgrades to add value to an already gorgeous property and positioned it for rental purposes.

I think there is more ways to be creative in Everett and the city is spending a ton to upgrade the Marina area in Northwest Everett too. 

Then in a few years or sooner if you can pull it off, find another home or a home to upgrade too and then rent out the first home.

I used my connections as a product supplier to fit it out in a popular style and upgraded the whole house for almost nothing.
