Turnkey providers should have everything all under one roof for out of state investors (If they use anyone outside their company, walk away.)

As such, we are looking for help in building a team of trustworthy, licensed/insured contractors that can assist us in roofing repairs, plumbing (fixing leaks), repairing plaster ceiling, along with a slew of smaller issues.

We won't bother under $20, and we might not go the full 50% of if it a steep increase.We like to reward long term tenants.  

Seems steep.

Example 2: $15k of roof work and 16 hours of drywall work needed?

For example, I might want to look at things that I can depreciate (roof, washing machine, etc), as well as things I can deduct.

Hi all, There was a leak coming from right beneath the bathroom at a condo I own and it was affecting the unit below. I had a plumber fix the problem, but he had to cut a hole into the ceiling of the condo unit below ...

And I'm still really shocked that asking for the date of the last roof replacement would warrant the request for an official contract.  

Extremely steep learning curve, but you get your foot in the door and learn fast... scary huh?

I see your point in expenses looking skewed but that will be the case for many large expenses when ever they occur such as a roof replacement.
