Question about "extras" on rental properties.

Hey all,

I am new to this landlording bit.  Something I have wondered is how you determine how much more to charge in rent for extras on rental properties.  For example, I am up in the mountains of NC.  It isn't SUPER hot in the warmer months but it still gets pretty warm.   A/C is really uncommon for rental homes up here but the home I am looking at purchasing does have A/C, as well as a two-car garage.  Not sure how much extra to charge on rent since this house provides those extra items.  Also, the home has nice stainless Samsung appliances in the kitchen and the range is gas.  Any help is appreciated! Thanks so much!
