One of the red flags that came up when I spoke to my brother about it was when he tried to sell to my brother he wanted him to continue his $750 lease and pay an additional 500.

Another big red flag for me is when you ask someone when they need to move and they tell you asap- enough probing questions and you will find out that this person that needs a place immediately has been given notice to move and has or will have an eviction filed on them.

Keep your buyers from backing out during the transaction (the reason for this being that buyers often like to bring friends/family through their prospective property to get feedback -- better looking houses will raise fewer red flags with friends/family)If you have a house that doesn't have clearly defined spaces or a house that has some functional drawbacks, staging makes even more of a difference.
