This is almost like saying you open a restaurant and need to make separate bank accounts for payroll, utilities, customers, taxes, insurance, repairs, supplies, food, etc....Learn to do some bookkeeping and it will make your life, and your accountant's/cpa's life much easier.

Then, the permits taking longer than expected, the repairs budget going to the roof, getting new GCs, the property taxes increase, using the wrong debt and investing alone.

You need an assemly line approach, which is repeatable.Work the math backwards, determine how many units you need and what type of debt service they can carry for the deisred cash flow.

And I just wanted to see if anyone knew of any experienced MTR investors who'd be open to structuring some kind of partnership to help turn this into a successful MTR.There were two demographics I was mainly interested in servicing:1.

 There are many good companies that offer this type of service.   

We drive old cars and I repair them myself (by choice) since I have been a motorcycle mechanic for over 20 years.

Managing it from a distance, even with family and military commitments, might have some challenges like property management fees and unexpected repairs, but there are ways to make it work.

Will require a decent amount of money out of pocket and would take 9 months of total rent to re-coup my repair costs, or about 2 years of the “increased” rent to pay for repairs.
