You can get other forms of financing that don't consume these bullets and later use the bulletsSo you just want to make sure you line up your financing such that you are not consuming your 4th bullet with an investment property.

It's not easy work and it is time consuming.

I'm also consumed with several other deals right now so it really wasn't worth the effort required to coordinate it.

You may have to expand your area or raise your budget a little to get properties that won't consume all of your time.  

. $980k.Type and location are definitely beneficial, but the work required is too time/cost consuming and seller's terms are unreasonable under the given circumstances.
