A lot of them are in the Midwest and, for a few of the properties I just can't find any comps that justify the amazing price and ROI they advertise.

I am new to wholesaling and I am looking to start advertising to find motivated sellers soon but before I do that I m confused about what information you need from the seller to determine if it’s a viable option to wholesale.

I would only recommend it in certain circumstances such as when a material fact is uncovered during inspection that wasn't disclosed or factored into the price (it should be a good reason that perhaps neither party knew about).  

It took so long since I still have a day time job selling building materials, so most phone calls were done at lunch, the studying and practicing were done in the evenings after my two minions were in bed.I was analyzing and having realtors send me video tours in the meantime to practice, but it was go time to place offers after about 7-8 months since September.
